In late 2018, siffron and their representatives at CBRE approached the market seeking a new distribution facility in North Central Illinois or South Central Wisconsin. The siffronand CBRE team selected Becknell Industrial and Loves Park, Illinois, as the developer and location for their critical Midwest facility based on the combination of Becknell’s experienced design-build construction team and the business-friendly leadership of Loves Park.

Chief among the deciding factors in awarding the project was the requirement to deliver the building before the end of 2019. Thanks to a high level of confidence in its ability to quickly construct the facility and the willingness of Loves Park to provide time saving support, the Becknell team committed to a delivery no later than December 31, 2019, while agreeing to be at risk for significant penalties if delivery was not on time.

Becknell was officially awarded the project in March 2019 and broke ground in April. Loves Park allowed each stage of the project to be planned and permitted separately, which provided a very efficient, swift, linear flow to the project. The result was a fully-completed project with Certificate of Occupancy attained on December 1, 2019! The siffron team worked very closely with the Becknell design and construction team to make this extraordinary project turnaround possible – a 320,000 SF project from start to finish in less than eight months.

The new building is an integral component to siffron’s Midwest US operations, providing a modern, highly efficient storage and distribution platform for product that is manufactured and assembled at the company’s local manufacturing facility nearby Rockford, Illinois.

The new building in Spring Creek Lakes is situated on 27.5 acres with abundant car and trailer parking. It features 32’ clear height, 30 dock doors, an ESFR sprinkler system and LED lighting with motion sensors. To meet siffron’s potential growth needs, the building can be expanded by 180,950 square feet.
